Sheriff’s Sale of Real Estate

Sale No. 3

By virtue of a writ of Fieri Facias No. 21, January 1933, to me directed, will be sold at public sale, at the Court House, in Court Room No.2, in the borough of West Chester, PA., on Thursday, the 26th day of January, 1933, at 11 o’clock A. M., Eastern Standard Time, the following real estate, to wit:

ALL THOSE two certain lots or piece of ground with the buildings and improvements thereon erected, situate in the Township of Tredyffrin, County of Chester, and State aforesaid, described as follows, viz:-

ONE THEREOF BEGINNING at a stone in the northerly right of way line of the Main Line of the Pennsylvania Railroad Company at the distance of fifty two feet from the center line of four tracks and on the westerly side of the Old Lancaster Road as located by the said Railroad Company for the under grade crossing; thence along said right of way line of the Railroad Company in a westerly direction with a radius of thirteen thousand eight hundred and three (13803) feet parallel with and fifty two feet from the said center line, the distance of two hundred and twenty eight feet to the original center line of the said Old Lancaster Road by the lot next hereinafter described, North sixty nine degrees one minute West one hundred and forty feet to the side of the Old Lancaster Road as located by the said Pennsylvania Railroad; thence along the southerly side line of the Old Lancaster Road as located by the said Railroad Company, the three following courses and distances: North eighty seven degrees fourty nine minutes East two hundred and thirty five and three tenths feet, south seventy six degrees fifty five minutes East ninety three and one tenth feet and South fifty one degrees nine minutes East forty two and two tenths feet to the place of beginning.

CONTAINING three hundred and eighty one thousands of an acre more or less.

AND THE OTHER THEREOF BEGINNING at an iron pin in or near the old middle line of the Old Lancaster Road, now abandoned, distance five hundred and fifty feet and thirty five one hundred of a foot measured in a southeasterly direction along said middle line from a corner of land now or late of J. H. Leamy; thence continuing along said middle line, now abandoned, South sixty nine degrees and one minute East thirty and sixty five one hundreds feet to a corner of land above described; thence by the same and land of the Pennsylvania Railroad Company, South sixty nine degrees and one minute East two hundred seven and six tenths feet; thence leaving the center line of the Old Lancaster Road and extending southwesterly about seventy two feet and three tenths feet to a stone in the southern right of way line of the Pennsylvania Railroad Company, said stone being also a corner of lands formerly of Annie C. Angle; thence along said southerly right of way line in a westerly direction about one hundred seventy five and six tenths feet to land formerly of J. Walter Childs and Clarence L. Childs, now of James Rosato; thence by the same, crossing the Pennsylvania Railroad, north five degrees thirty five minutes West about one hundred seventy eight feet to the place of beginning.

The improvements consist of 1½ story stucco bungalow - 2 story stucco house - 2 car garage - 1 frame shed.

Seized and taken into execution as the property of Frank Diatoni and Matilda Diatoni and to be sold by A. M. Seldomridge, Sheriff, Sheriff’s Office, West Chester, Pa.

N.B. - 10 per cent. of the purchase money, and all costs, must be paid at the time and place of sale, and satisfactory security given to the Sheriff for the payment of the balance thereof, with interest, on or before last Monday of January 1933.
