L-42 Deed. On 1 Nov 1711 Henry Lewis of Haverford, yeoman, to James David of the Great Valley, husbandman. Whereas there is a tract of land in the Great Valley bounded by land of Joseph Kirk, Thomas Simons, Griffith John & James David containing 352 acres, which said land (together with another tract) confirmed to Henry Lewis by patent dated 20 July 1706 recorded in Philadelphia, Book A, Vol. 8, Page 325 on 12 Oct 1706. Now Henry Lewis for £89 granted to James David all the above described 352 acres. Signed Henry Lewis. Delivered in the presence of William Davies, Mary Davies & Thomas Robinson. Memorandum. Peaceable possession given to James David on 12 Mar 1712/13 in the presences of Lewis Walker & Thomas Walter. On 13 May 1758 Benjamin Hayes of Haverford, yeoman, came before John Mather, Esq. one of the justices of the peace on the County of Chester & the above deed was shown to him, he verily solemnly declares &affirms that he believes the above deed was signed by Henry Lewis, for that Henry Lewis being the Uncle of him, he was well acquainted with his hand. Signed Benjamin Hayes before John Mather. Recorded 22 May 1758. (Lll:42).
Beginning at a post in the line of Joseph Kirk’s land SSE 176p to a post, thence WSW by land reputedly of Thomas Simons 320p to a post, thence NNW 176p to a post, thence by land of Griffith John and James David 320p to the place of beginning.

Deed. (Indorsed on the backside of the last above deed) On 9 June 1741 James David, Sr. of Tredyffrin, yeoman to his grandson James Davies of Tredyffrin, yeoman. James David for the love, goodwill & affection he bears for his grandson, James Davies, do hereby grant & give to James Davies, also according to the true meaning & intent of his last will & testament, a plantation & tract of land in Tredyffrin as described on the other side of this indenture [the previous deed] containing 352 acres. Signed James David, Sr. Delivered in the presence of John Davis, Owen Philips & John Thomas. Recorded 22 May 1758. (Lll:43).

Mortgage. On 20 Feb 1761 James Davis of Tredyffrin, yeoman to William George of Upper Merion in the County of Philadelphia, yeoman. James Davis stands bound to William George for £500 conditioned on payment of £150 plus interest in yearly payments to be paid in full on 20 Feb 1767. James Davis to better secure said debt granted to William George a tract of land in Tredyffrin bounded by land of Joseph Kerlin, Thomas Simons, Griffith Jones & James David containing 352 acres. Signed James Davis. Delivered in the presence of Mary Davis, Isaac Thomas & Morris Davis. Recorded 10 Aug 1761.

A Valley Farm 
FOR SALE,
Will be exposed, at Public Sale, on Wednesday, the 18th of December next, a DAIRY FARM, situate in the Great Valley, Tredyffrin township, Chester county, bounded by lands of George Beaver, Joseph B. Walker, Jacob Massey, Levi Lewis and others, containing 156½ Acres, 40 of which is WOOD LAND, the remainder arable and in a high state of cultivation. The farm is under good fence, and every field is supplied with water, by two brooks, one of which passes through the barn yard. There are on the premises a young bearing apple orchard of well selected fruit, and within an enclosure, near the mansion, a variety of apricot, cherry, pear, peach, green gage, egg plum, pruin, and other fruit trees, in bearing order, as well as a diversity of grape-vines, which afford delicious fruit in their seasons. There are, moreover a lime kiln, a lime quarry and extensive strata of Marble.

The buildings are a large stone Dwelling house, nearly new, and constructed in modern style, having a wide hall and four rooms on the first floor, six on the second, and five on the third, with a cellar under the whole building, in five apartments, a large stone barn, wagon-house, carriage-house, hog-house, sheep-house, and other out buildings. Upon another part of the farm there is a good tenant house, having a kitchen and cellar in the basement story, three rooms on the second and two on the third, a cow-house with stalls for twenty cows, having a hay mow above and a rivulet passing through the cow-yard; and a spring house over a strong spring of excellent water, which is unaffected either by draught, or rain, and sufficiently large to hold the milk of thirty cows. The above described farm is situate one mile north of the Pennsylvania rail road, fifteen miles from Philadelphia, fifteen from West Chester and six from Norristown. - At [As?] the road which passes from the Swedesford, through the farm to the Spread Eagle, on the Lancaster turnpike, divides the arable lands, woodland, the streams of water and the the buildings pretty equally, the property will be sold either in two tracts or one as may suit purchasers.
